What is Land Surveying?

Land surveying is the art and science of establishing or reestablishing corner, lines, boundaries, and monuments of real property (land), based upon recorded documented historical evidence, and present standards of practice. Land surveying also includes associated services such as analysis and utilization of survey data, subdivision planning design, writing legal descriptions, mapping, construction layout, and precision measurement of angle, elevation, length, area, and volume.

When is a Survey Advisable?

• Before a boundary dispute arises when there is uncertainty of property location.
• Before designing or the construction of major improvements such as buildings, roads, fences, landscaping, pools, etc.
• Before land is bought, sold, segregated, or subdivided.

Why Do I Need a New Survey if I Already Have an Old One?

A new survey is a small fee for one of the biggest investments a buyer will ever make. Please be informed that the surveyor is only liable for a property survey for 10 years. Surveys are copyrighted material and may not be reproduced except for the initial transaction. A survey that is transferred and/or older than 10 years is no longer warranted by the surveyor.

Easements, restrictions, and flood zones are subject to change. When a seller signs an affidavit (that no improvements have been made since the last survey) the seller may be responsible for any problems mat may arise.

Buyers may have to take any issues up with the seller, if the seller can still be located. This could mean possible lawsuits. Be informed and know the liabilities of what you and your buyer/seller are taking upon yourselves when using an existing survey.
